It is critical to note that in Spain most realtors will NOT show other real estate company's listed properties to buyers. They are motivated to sell their own properties. As a buyer's consultant, we can show you ANYTHING that is for sale including new construction, assuming there is collaboration with the seller's agent. Our fiduciary responsibility belongs to you, not the seller, and we will represent your best interests! We have no loyalty or obligation to the seller. If you are considering living outside the Valencian province, we can refer you to one of our partners in the region you are thinking of moving to.

What happens if I need a mortgage?You can, as a non-resident, apply for a mortgage from abroad (ask me for a referral) using your current income. However, you must have the final pre-approval prior to looking at homes in person and to submitting an offer. Sellers in Spain will not wait if you do not have final mortgage approval. It will significantly delay the offer process if you have not received your final approval. Depending on your financial and employment situation it could take up to 60 days to receive approval from a Spanish lender.

Can I purchase a property virtually?It is your right to purchase virtually! It is done often due to the competitive nature here in Valencia. We will be happy to schedule the appointment in your absence and videocall you live to "walk you" through the apartment and neighborhood.

What services/fees are offered by Valencia Real Estate Consulting Group?We offer consultative services to our real estate clients. The first is a 1 hour phone consultation for 60 euros*. The second is a 4 hour walking tour of Valencia. This package is 249 euros*. The last comprehensive service is scheduling viewings on your favorite Valencia real estate, once we have researched neighborhoods and completed property searches. Once you have identified a property, we will negotiate the offer and write the offer with one of our licensed agents. This fee, which would apply to anyone you decide to work with, is 3% of the final sales price. *Refundable should you purchase a property from one of our agents.

What do I need to buy a home in Valencia?In Valencia, you will need a copy of your NIE (Numero de Identificacion Fiscal) number and a Spanish bank account (ask me for a referral). For easier and quicker results, you should apply for the NIE number at the nearest Spanish consulate in your home country prior to submitting an offer and prior to your arrival in Spain. Depending on the consulate, it should take about 2-3 weeks. You will need a Spanish bank account prior to signing for the home at the notary which can occur anywhere from 1 week to 2 months after the acceptance of your purchase offer. As a non-resident, you can open a bank account with minimal effort upon your arrival.

What fees are involved with purchasing a home in Valencia?When purchasing a property in Valencia province, there is an additional 15% expense* above the purchase price. This includes a 10% government transfer tax (ITP/IVA), 1% for notary and registry, 1% for your attorney and the 3% real estate commission. *When purchasing new construction, there is an additional 1.5% in value added registration costs (AJD).

Are you an exclusive buyer´s agent?Yes! We do not work with sellers and have no relationship with sellers. We only work with buyers. Our fiduciary responsibility is to represent you, not the seller, and to protect your best interests. Most Spanish agents represent both the seller and buyer in the same transaction and do not represent the buyer exclusively.

Do you show properties outside of the Valencia city limits?We work predominantly inside Valencia´s city limits and the surrounding suburbs up to 30 minutes away. Outside of that area, we will be happy to refer you to one of our collaborating real estate agents.

Do I need an attorney?In Spain, it is HIGHLY recommended that you use an attorney to purchase your home. They will ensure that there are no liens or encumbrances on the property and that free and clear title is transferred from the seller to you. We would be happy to make an attorney referral upon request.

Do I need a visa to purchase a property in Spain?You do not need a special visa to purchase a home in Valencia as long as you do not stay in Spain more than 90 days in one given timeframe and no more than 183 days in one year.

What monies are due when writing (and acceptance) of my offer?If the seller agrees to a reservation agreement, which takes the property off the market for 7-14 days, a deposit of 3000-6000 euros is expected. This is subject to legal searches. It is typically non-refundable if you "change your mind". If the purchase agreement is written and accepted, typically you will pay 10% to the seller. (minus any reservation fee) If you back out, you will lose that payment. If the seller backs out, the will pay you double your payment.

How do I add a new question & answer?To add a new FAQ follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Add a new question & answer 3. Assign your FAQ to a category 4. Save and publish. You can always come back and edit your FAQs.

How do I edit or remove the 'Frequently Asked Questions' title?You can edit the title from the FAQ 'Settings' tab in the Editor. To remove the title from your mobile app go to the 'Site & App' tab in your Owner's app and customize.

Can I insert an image, video, or GIF in my FAQ?Yes. To add media follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Create a new FAQ or edit an existing one 3. From the answer text box click on the video, image or GIF icon 4. Add media from your library and save.
