If you are moving to Valencia and you have a limited to modest budget, many neighborhoods inside of or in close proximity to Valencia's city center may not be an option for you. But venturing out just 15-30 minutes can give you more bang for the buck.
Manises is a municipality located in the province of Valencia, Valencian Community, Spain. It is in the Huerta Sur region. It had 31,170 inhabitants in 2022 and is internationally famous for its ceramic crafts and for housing the Valencia airport in its municipal area. It is a 25 minute commute from the city center of Valencia and a 5 minute metro ride to Valencia Airport.
The town is located to the right of Turia, at the eastern end of the district, on a small hill and opposite Paterna , on the other side of the river. It extends from west to east, following the course of the river, and in the last expansion it joined Cuart de Poblet . The industrial sectors are concentrated to the east and north of the urban centre, near the Valencia - Liria railway station . The parish church (San Juan Bautista) was built between 1734 and 1751; the main altar had belonged to the convent of La Merced in Valencia. An old Islamic farmhouse, it was donated in 1238 by James I to Artal de Luna, and in 1307 it was sold to Pere Boïl and became the centre of the barony of Manises. It was a mixed place of Christians and Moors between the years 1602 and 1609 in a promotion of 150 Christian homes and 50 Moorish ones.
The city of Manises has an intense and highly significant history as a producer of ceramics for over 700 years. Lustreware, for which the city is internationally renowned, reached wide circulation in the fourteenth century, but production also includes other product varieties like “obra aspra” or rough work, decoration using copper and manganese oxides for green-manganese, and blue and polychrome work; a series of applied techniques and decorations which have followed changes in fashion and evolution in the industry up to the present day. The origin of the ceramics of Manises can be dated, in the first instance, to the Abbasid caliph of Baghdad (750-945) where certain techniques in ceramics, such as polychrome tin-glazed earthenware and, particularly, lustreware, played a clear role in the court at the service of power. The first productions of lustreware from Al-Andalus have their origin in the Taifa kingdoms, specifically in the eleventh century and in the Taifa of Seville, which imported it from Cordoba. Between the thirteenth and fourteenth centuries, Nasrid Malaga was transformed into a great producer of lustreware. In Manises, the introduction of the decorative technique of lustreware is historically associated with Pere Boïl, ambassador of King Jaume II in 1309 in the Nasrid Kingdom of Granada from where it was imported.
As of the publishing of this blog article, there were 214 properties for sale in Manises ranging from 120.000€ to €1.5 million. The average price per square meter as of June 2024 was 1425 €/m2. The price per square meter for a rental averaged 9.5 €/m2. Prices have increased 15% since June 2023.
This summer I sold a completely renovated 3 bedroom, 2 bath apartment for 123.000€. It is a ground floor unit, terrace and is 79 square meters. It is located right next door to a city park as well as the Manises metro station. It is situated on a quiet street with all the nearby services within a 5 minute walk. Just by going outside of the Valencia city limits, we saved over 125.000€!!
